Home loan questions, answered
Straight answers from Cameron Murray, Movement Mortgage (NMLS 1085723). General information only; your options depend on your situation.
What loan programs do you offer?
I offer conventional, FHA, VA, jumbo, and non-QM loans, refinancing, and Washington State Housing Finance Commission (WSHFC) programs. Which one fits depends on your income, credit, savings, and plans for the home.
Do I need 20% down to buy a home in Washington?
No. Many buyers put down less than 20%. The minimum down payment depends on the loan program, and some programs, including VA loans for eligible borrowers, may allow little or no down payment. We would review your options together.
What is the Washington State Housing Finance Commission, and can it help me?
The WSHFC is a state agency that offers home loan and down payment assistance programs for eligible buyers. Eligibility rules, such as income and purchase price limits, change over time, so we confirm the current requirements before you decide.
What is a jumbo loan?
A jumbo loan is a mortgage above the conforming loan limit set each year for your county. In high-priced areas like King County, many buyers fall into this range, so it comes up often in the Seattle market.
What is a non-QM loan?
A non-QM (non-qualified mortgage) loan is for borrowers whose income or situation doesn't fit standard guidelines, such as self-employed buyers or investors. Terms differ from conventional loans, so it's worth comparing carefully.
When should I talk to a loan consultant, before or after I start house hunting?
Before. A conversation first tells you your realistic budget, what to fix or save for, and how to write a stronger offer.
What documents do I need to get started?
Typically recent pay stubs, W-2s or tax returns, bank statements, and a government ID. Self-employed borrowers and investors may need more. I'll give you a checklist for your situation.
Should I refinance?
It depends on your current rate, how long you'll keep the home, closing costs, and your wider financial goals. I'll walk through the numbers with you so you can decide whether it helps.
Which areas do you serve?
I'm licensed in Washington, Oregon, California, and Arizona, and I lend across Seattle, Bellevue, Kirkland, Sammamish, Redmond, Tacoma, Spokane, Portland, and Phoenix.
